Criteria
We invest in Massachusetts, Connecticut, and Upstate New York. Being location dependent allows us to quickly assess if we can be a value-add to the deal, cut costs, and quickly put our 'boots on the ground' to exercise a renovation plan.

We invest in 10-150 units within our location preferences, and look for properties performing around a 7% minimum in-place cap rate with some value-add component.

Detailed Underwriting & Offers
If the deal hits our minimum metrics at a high-level, then we conduct a detailed underwriting in our in-house financial model and put together an offer that would provide a high likelihood of a strong and growing return. We will always look to approach a deal in a creative structure with seller financing or entity buyout components.

Full-Scope Due Diligence
Our team will inspect and tour the property, and will subsequently bring in contractors and vendors to give us detailed reports on the cost to conduct the full business plan we've put together.

Raise Capital & Close
This is where our investors come in, we put together materials for our investors to review and ask questions. They can access the investment highlights and documents from our the portal seen on the Invest page.

Management & Business Plan
The business plan that was shared with our investors will now take place. The first 60 days we will typically get control of the asset and financials, then begin our business plan or renovation schedule. We will provide quarterly updates to investors until the time of disposition or refinance.
